WB Builders applies a general contracting fee of 10–15%, depending on the size and complexity of your project. This fee isn’t just a line item—it’s an investment in the systems, relationships, and expertise that keep your build running smoothly, efficiently, and responsibly.

Allowances & Flexibility
Some items in your estimate will include allowances. These are placeholder figures based on experience and educated projections, used when exact costs aren’t yet known. They give you a working number to plan around—while preserving flexibility as your home takes shape.
Why do we use allowances?
- Unpredictable Site Conditions
Certain costs—like excavation—can’t be fully predicted until work begins. For example, if we uncover buried debris, unexpected rock formations, or unstable soil, additional work may be required to ensure a safe and lasting foundation. An allowance helps you prepare for these possibilities without disrupting the overall budget. - Evolving Design Decisions
Many selections—flooring, plumbing fixtures, cabinet hardware, lighting—are made as the project progresses. You may want to see samples, compare finishes, or wait for seasonal sales. Allowances give you the freedom to explore options while keeping your financial plan intact. - Lead Times & Availability
Some items, like custom lighting or imported tile, require longer lead times. If you choose to upgrade or pivot mid-project, allowances give you room to adjust without starting from scratch. - Personal Style & Timing
You may not be ready to choose every detail at the outset—and that’s okay. We’ll guide you through decision milestones, so you can make choices when they matter most. For example, you might select your faucet style once plumbing rough-ins are complete, or finalize flooring once cabinetry is installed.
At WB Builders, we treat allowances as a tool for empowerment—not uncertainty. Financial Transparency
We require signed lien waivers from all paid subcontractors and vendors. This protects your investment and ensures financial clarity throughout the project. A reputable contractor should always offer this level of transparency—and we do.
After You Move In
Our relationship doesn’t end at move-in. Every subcontractor who worked on your home warranties their craft, and we’ll make sure you have direct contact information for your electrician, plumber, HVAC technician, and other key providers. If you ever need service, advice, or just a familiar voice who knows your home, we’re here to serve—just a phone call away. That’s the trust we’ve built over three decades, and it doesn’t end at the front door.
